Apartments for Sale in Sarandë–Ksamil: Manastiri Bay

If you are looking at apartments for sale between Sarandë and Ksamil, Manastiri Bay is the place we would take you to first. It sits on the strip of coast between the two, in the far south of the Albanian Riviera, in the bay the locals call Gjiri i Manastirit. This is a walk round it, as we would do it with you in person.

Where it is

The far south of the Riviera is a different coast from Palasë and Dhërmi. The mountains have stepped back, the water is shallower and turns the pale green the Ksamil postcards are known for, and the Greek island of Corfu lies across the strait, close enough that its lights show at night. Sarandë is the town: a harbour, a seafront promenade, shops, banks, the ferry to Corfu. Ksamil is the village at the southern end, with its small islands and beaches. Manastiri Bay is on the road between them, which means you have the town one way and the beaches the other, and neither is far.

Beyond Ksamil the road ends at Butrint, the ancient city in its national park, on a lagoon. The Coralie residence page on our Listings site puts both Ksamil and Butrint minutes away, and that is the point of the location: it is quiet, but it is not remote.

The scheme

Manastiri Bay is a village of twenty-five residences, built in terracotta, on the slope above its own bay. The developer calls it Manastiri Bay Resort. What the plan gives residents in common is a private beach, a piazza and a garden the plans name the Belvedere Garden, with the residences set around and above them. The ground-floor homes open straight from the living room onto the gardens, with the bay beyond.

The homes are a mix rather than one block of flats. There are ground-floor residences with large private terraces opening from the living room onto the gardens, and one-bedroom apartments of a size that works as a holiday base. The two-bedroom apartments are the largest group. Above those come three-bedroom apartments and duplexes over two floors, and at the top of the range detached villas and two larger houses the plans call mansions. Aliénor, one of the villas, is set over three levels with its own pool and 285 m² of private grounds.

The residence pages describe loggias as well as terraces: a sheltered outdoor room beside the open one, which is how a home on this coast gets used for most of the year. Every residence has a certified internal area, a total area and a floor plan on its Listings page, with a short brochure to download.

Stage of works

Manastiri is being built now. Each residence page carries a film shot on site over the course of construction, showing the frame rising, the terraces forming and the façade closing in. It is worth watching before a viewing, because it shows the build rather than a render, and it tells you more about the quality than any brochure. For the current stage of works and the handover timetable, ask us and we will give you what the developer has confirmed, in writing.

Who it suits

The one-bedroom and ground-floor residences suit a buyer who wants a lock-and-leave home on the water for the summer and a short walk to a beach the rest of the year. The two-bedroom apartments are the family and friends option, and the most asked-about. The duplexes and villas are for someone who wants a house rather than an apartment, with the beach, piazza and gardens of a village kept up for them when they are away.

What all of them share is the setting. The south of the Riviera is served by Corfu's airport and the ferry as much as by Tirana, and that changes who comes here: buyers from Greece, from Italy and from the UK who already know Corfu, and who find the same water, with a newer coast behind it.

How to see it

We show Manastiri Bay by appointment, usually with a drive down the coast from Sarandë and a walk along the bay first, because the setting is the thing to see. If you are in Corfu, the ferry to Sarandë makes it a day trip.
