How it works
Buying in Albania, from abroad
Most of our clients live in the United Kingdom, elsewhere in Europe or in the United States. The process below is built for buying from a distance — with one team in London and Tirana from the first message to the keys.
The three steps
STEP 01
Tell us what you are looking for
Send us a message on WhatsApp or ask for a call. Tell us your budget, whether the home is for holidays, rental income or living in, and when you might be able to visit.
We reply with a shortlist: homes in the new developments we work with on the Riviera and in Tirana, and resale homes in the capital where those suit you better. Each comes with its floor plan, specification and brochure, so you can compare like with like.
STEP 02
See it, in person or from home
If you come to Albania, we plan the viewings around your dates. If you cannot, we walk you through the site and the home on a video call, and send the developer's plans, the delivery schedule and the payment plan.
Ask us anything you would ask on the ground: what the view is from that floor, how far the beach is, what is being built next door.
STEP 03
Reserve, sign and complete
When you have chosen, we arrange the reservation with the developer and coordinate the sale contract, the notary and the payments. New developments are usually paid in instalments as construction progresses.
We stay in touch through construction and handover.

Questions
What buyers ask us first
Can I buy without coming to Albania?
Yes. We can walk you through the site and the home on a video call and send every document you need to decide. Most clients do visit at least once before or after they reserve, and we plan that trip with you.
Do I deal with the developer or with Sanders?
With us. We are the developers' partner: we represent their homes to international buyers and coordinate the sale with them, so you have one point of contact from the first question to the handover.
How are new developments paid for?
Usually in instalments tied to construction, after a reservation. Each development sets its own payment plan; we send it with the shortlist so there are no surprises.
Can I let the home when I am not using it?
Many of our clients buy for rental income as well as their own holidays. Tell us that is the plan and we will point you to the homes and locations where it works best.
